The property is bordered on the north side by approximately 2.63 miles on Black Creek; which is a deep water subsidiary of Choctawhatchee Bay and leads into the Gulf of Mexico. The land use designation of the property is North Bay Neighborhood Planning Area/ Rural Town Center. This zoning allows a density of 617 multi-family units within the core area where public, civic and commercial uses are located and a density of 5,866 residential units outside the core area. All concurrency requirements, including traffic and schools, have been met for the first 740 units that will be developed on this property. Traffic concurrency for further development of the property may be met by contributing funds under the proportionate-fair-share rule. The share is expected to be several thousand dollars per unit. Concurrency for water and sewer services has been met by a commitment from the City of Freeport to provide these services. The property is in the midst of tremendous growth.
